How much is sponsorship with TexasBrokerSponsor.com®?
From $299.00 annually to become sponsored. Simply fill out the Agent Sponsorship Forms and you will become a sponsored agent with one of our affiliate Texas licensed real estate brokerages. If you are seeking sponsorship for an LLC Business Entity Brokerage, you will need to fill out the needed LLC Broker Sponsorship Forms. Please note: We do not for any reason pro-rate, offer installment payments, or grant refunds on annual or monthly fee after its been paid.
Can I as an agent have my own team or group?
Of course you can! If your interested in adding a "Doing Business As" (DBA) name as a "team" or "group" we can offer you sponsorship and file your DBA with TREC. Our DBA Sponsorship can be added to any sponsorship option as an agent. Hire a team of agents to work under your DBA and set their own commission splits/fees. This option is best for those agents looking to expand and grow/manage a team of agents.
Are there any hidden fees or monthly fees?
No way! We are TexasBrokerSponsor.com® for a reason - to help our agents Earn and Keep More for their families and community. Our fees are straight forward and any variation in fees in disclosed within our agreement.
Does the brokerage provide leads?
Leads are not what we specialize in (We're TexasBrokerSponsor.com®, not a leadmachine.com) - we sponsor agents which can cultivate their own leads or purchase leads from third-party lead providers in order to prospect for business.
Are you a HUD Certified Brokerage?
Absolutely.
How easy is the license transfer process?
You simply Join Now to notify us your ready to join and we will provide you with the instructions to request sponsorship via TREC's My Online License tab. Next pay your annual membership fee online and your done! After your license is accepted then your licensed to practice real estate under our brokerage. You will then receive an email from us with your Independent Contractor Agreement to complete sponsorship process.
How to obtain sponsorship for the first time?
To be able to begin to act as a licensed salesperson you must be sponsored by a licensed Texas real estate broker with an active license. Salespersons which are inactive currently or new applicants, by law, are not authorized to act as real estate agents. If your interested in becoming sponsored, you may request sponsorship request form with your initial application to TREC if you have a broker sponsor willing to act as your sponsor. After your education and licensing requirements have been approved, TREC will send you and the sponsoring broker a copy of your license, and you may then act as active licensed salesperson for the broker upon receiving the license. We strive to be the best real estate broker to work for.
Do you have a minimum ethical requirement for sponsorship?
Our brokerage certainly does! We will not knowingly allow or accept agents with current, unresolved or outstanding complaints with the TREC. Additionally, we will also not accept those agents which have had a negative TREC Enforcement Notice issued against them during the 12 months preceding request for sponsorship.
Is there a minimum sales volume?
NEVER. You can do one or hundreds of transactions per year as a sponsored agent with our affiliate brokerage. We want you to be successful in your business. Our success is dependent upon your success. That's why you will only pay $199.00 per closed standard sales transaction to the sponsoring broker. Please look at our Tier-based pricing to familiarize yourself with how our brokerage prices commissions for their agents.
How much commission money can I save with sponsorship from TexasBrokerSponsor.com®?
Well...honestly you have to do the math. Numbers don't lie. Let's take an average sale of $350,000. If you earn 3% commission for representing the buyer or seller, then you get $10,500 at closing/funding, right? Now, at $10,500, our broker fee would be based on our Tier-based pricing, netting you $10,051 in your pocket - not the brokers! Is that a better pay day for you?
What about the cost of the E & O Insurance?
E & O insurance is included for our sales agents on standard transactions under Option 1 and 2. The fee for insurance does not apply to LLC Broker Sponsorship, each LLC is responsible for its own E & O insurance policy and its fees. Sponsored Limited Liability Company (L.L.C.) Brokerages will be required to provide proof of their own E & O insurance coverage upon application submission to the TREC. We do not require an ownership interest in your brokerage company, therefore E & O is required for all entity brokerages.
How much is the total charge per closed transaction for sales agents?
The charge will be $149.00 per closed standard sales transaction and $79 min. on rentals. The remainder of the commission is yours. LLC Broker Sponsorship transaction fee charges are $ZERO, ZILCH, NADA.
How soon do I get paid after an escrow has been closed?
You will get paid the same day escrow is closed/funded and the transaction’s file is accepted via upload on our website file system within 48 hours of closing. In order to receive payment from escrow the broker must receive your CDA 48 hours before closing. Simply provide the escrow officer with the commission (CDA) disbursement form approved by the broker and a check/wire transfer will be paid directly to you from escrow. For our LLC Broker entities you control how quickly you get paid. Funds can be wired directly to your entity from the closing escrow agent, title company or attorney office.
Is formal agent training available like traditional brokerages?
No - for the quick answer. However, training is available at your local Realtor board. Questions and consultation with the broker is available any time you have a question about paperwork or contract and client concerns. Call your broker first or email sponsorship@texasbrokersponsor.com for assistance.
Can I negotiate my commissions with clients?
Yes. You are free to set your own sales commissions and waive, rebate and or credit commissions to clients as allowed by parties involved or lender requirements. We have set the fees you pay at a minimum to enable you to be more competitive and offer your clients the best service and price possible. Broker fees are slightly more to enable you this option. When can I begin doing transactions under the new broker?
When an active salesperson enters the sponsorship with a new broker, the salesperson and broker must notify the commission and pay the fee for sponsorship. The salesperson may act as the broker's salesperson from the date the notice and fee are in the mail to the commission. If you are not active or a newly licensed agent with TREC your license will need to be issued and active with TREC first, before doing any business.
Will I be notified of any pricing changes?
Prices may be changed at any time without notice. We reserve the right to change our prices at any time without notice. The website will be updated with most current pricing.
How do I transfer my existing listings?
You have a couple different options.
What kind of license do I need to join your Sponsoring Broker?
A valid Texas Real Estate Salesperson's (Agent's) or Broker’s license.
Can I use a local source for business cards, signs and other materials?
Yes. Just be sure to have the trademark logo we will provide you at sign up. You are free to buy your marketing materials wherever you choose. You can simply provide your vendor with your Sponsoring Broker's logo from the Agent Area Portal section on our website.
Am I free to use any lender, title company or escrow company for my transactions?
Yes. You're free to select the services that best suit your clients' needs.
What about Association/Board of Realtor membership and MLS Access?
Our Option 1 brokerage holds membership with TAR, NAR and many Texas Regional Association Boards and MLS providers. Where as, our Option 2 broker is not a member of any local board or MLS providers, this option is best suited for those sales and leasing agents or apartment locators which do not require a Realtor® Association Board membership or an MLS account. Additionally you save money and keep your license with TREC Active under this option. Our associates individually pay for and access their own MLS accounts. Please inquire with your local Board of Realtors® about MLS access and/or membership costs, dues and requirements. If you are not interested in becoming a member of a regional board or don't require MLS access, we have a sponsorship option under our Non-Association Board/MLS Sponsorship.
How do I get broker support and how quickly?
Broker support is available and is provided through our web site, via e-mail at sponsorship@texasbrokersponsor.com, or by phone (210) 201-6250. We are available to assist you with a transaction question or other concern. Please make note that the quickest response will always be by email. We strive to quickly respond to our agents well within 24 hours or less in most instances. If an agent has an urgent matter we have a protocol for issues requiring immediate attention. Our office hours are 9a to 6p Monday thru Friday. We are also closed the same days as title companies and government offices. Emails or calls outside our business hours will be addressed the next business day.
What forms do we use?
Standard TAR-approved forms. You may obtain them at the office of your local board of Realtors®, download them directly from http://www.tar.org or from the TexasBrokerSponsor.com® document library. Note: TAR forms are provided at no additional cost as part of your TAR membership benefits, so it beneficial to join a local board.
