Thank you for choosing Texas Broker Sponsor.com® your business brokerage entity request for LLC Brokerage Sponsorship has been received. We look forward to sponsoring your business brokerage entity and working with you. In order to complete your sponsorship you must send a completed sponsorship request package.
We do require a minimum of 72 business hours to review all documents necessary for application to the TREC. Any omission of documents required for application may delay review process. Expedited processing is available for an additional fee ($250) and must be arranged prior. Please double check the list below to ensure you've completed all requirements prior to submission to us. *In the event your application for brokerage license is withdrawn or denied for any reason, we will gladly refund you the entire amount less an application processing fee of $150.00. Refund to be paid by PayPal within 10 business days of our notification of denial by TREC.

Transactions Greater than $1MM
Any Residential and/or Commercial Transaction over $1MM sales price require a broker fee to be paid at time of funding in the amount of $899 or 10% (whichever is greater) of gross commission earned (GCE) prior to any discounts, rebates or credits to your client. If the LLC Brokerage elects to not collect a commission or negotiate a no commission transaction due to a discount, rebate, credit or any other reason, then broker fee is based on what 3% of sales price would have yielded, then broker fee is calculated and collected at closing based on GCE.

- TREC BBE Application Form
- Copy of TXSOS Formation Documents.
- Copy TXSOS Certificate of Filing.
- Copy of TXSOS Certificate of Amendment. (If Existing Entity)
- Copy of IRS EIN # evidenced on IRS print screen.
- Provide Insurance Binder.
- Texas Comptroller's Franchise Tax Status Form.
- Proof of the New Designated Broker's current status as a managing officer, manager, or general partner for the business entity.
- If your LLC Brokerage is an EXISTING Licensed Entity - Add a Member Form is required to be filed to add manager for LLC.
- TREC Requires you add Broker as Manager for LLC.
- If you're GOING to join a Realtor® Board or MLS; ADD the following Designated Broker as a Manager: Ron L. Miranda #609741
- If your NOT GOING to join a Realtor Board use the following Designated Broker: Edward M. Lukowski #476535
- Certificate of Insurance BE-COI TREC form signed by Insurance Company.
- Existing Licensed LLC Brokerage Changing Designated Brokers: Use Change of Designated Officer. (Send Us All Pages of the Form)
- Copy of Government Issued State ID or Drivers License for each partner, corporate officer, or member/manager.
- Copy of Commission Disbursement Form to be used at transaction closings
- Copy of Lease Invoice to be used for Lease transactions
- Copy of your Entity Operating Agreement (Broker Manager Clause to follow) after review.
